New Year, new extension!

New Year, new extension! This is on many people’s minds, mine including. More and more people are choosing to work from home so an extension is the ideal place for an office. You can have an office in your garden or just extend your home.

For an extension to be done successfully it needs to blend effortlessly with your home. It should look like it has always been there. The brick should be the same which isn’t a problem as most brick companies offer brick matching service.

The first port of call should be contacting your local council about planning permission. If you need to take down trees and hedges this could be a problem. So getting advice from your local council and applying for permission is very important. You don’t want to be made to pull it down when it’s all up and you’re a few thousand quid out of pocket. This can happen so getting permission is the first step. Building regulations need to be taken into consideration and the council can advice.

Here at Building Solutions Midlands we are specialist at Home extensions so check out the links below and contact us today. Don't want to pay the VAT increase, contact us now!

Green Building

There are plenty of green energy options which builders of new homes should be installing. There are building materials that store heat which should be being used widespread. Every builder should be aware of passive solar renewable energy. This is where a home is designed in such a way that it collects the suns warmth. This is far from a modern idea as it has been used by the early Greeks and Romans years ago. Large glass windows or south facing conservatories can exploit large amounts of free energy which without being harnessed is a serious waste. If you create more energy than you need it can be sold to the National Grid.

Condensing boilers and Air Source Heat Pumps from Northern Gas are a great way of re-using energy.

What is the Gas Safe Register?

The Gas Safe Register replaced the CORGI (Council for Registered Gas Installers) gas register in Great Britain on April 1st 2009.

Basically it is the only official gas registration body for Great Britain including the Isle of Man. It was appointed by the Health and Safety Executive (HSE) with the intention to protect families and properties from dangerous gas works. All of the gas engineers that are legally able to perform gas work on boilers, ovens, fires and any other gas appliances are on this list. So it’s all good!

In 2006 the HSE decided to review and modernise the scheme to bring added benefits to customers and gas engineers.  The main improvement of the scheme was a clearer focus on gas safety and simplifying the registration and competences requirements for gas engineers obviously without compromising on the safety and service standards.

When you have gas works carried out in your home it is important it is carried out properly, safely and legally.    Fitted incorrectly or badly repaired, gas appliances are a major cause of lethal carbon monoxide (CO) poisoning.  Even poorly maintained appliances can lead to gas leaks and even explosions!  So anyone working on the gas works in your house needs to be on the Gas Safe Register.

You can and should report any bad gas work to the Gas Safe Resister which can be found in Google searching for those words.  To find a Gas Safe registered engineer you could also check the gas safe register.  Many boiler installation, gas companies will have the yellow and black logo on their site which is an indication. But it might be worth checking the register out also.  It’s not always easy to spot a dodgy illegal gas fitter compared to a qualified Gas Safe registered engineer. You will know if a plumber comes to your house is registered as he must carry and ID card that shows the type of work they are registered to do.

So that’s it really, pretty serious stuff.  It’s all to do with health and safety and ensuring any gas work is done safely giving us peace of mind.  Never let anyone who isn’t on this register install a boiler at your home as you and your family could be at risk from serious gas poisoning explosions and fires!

Gas Safe registered Northern Gas Heating are one UK's top local supplier and installers of new energy efficient boilers. Including the popular Combi boiler.

Checking Out Solar Heating Systems

Solar heating systems are a good way to tap into an inexhaustible supply of energy. You can finally have some control over costs to heat your home. There is a large investment in the beginning. However, the initial cost will be substantially reduced, if you can do the install yourself. In time, you will recover the investment and start to save a great deal of money.

One thing to ask yourself is, will it work for you? Not all situations may benefit from this type of heat system. Here are some things to consider.

Consider the amount of sunshine that you normally get. It is best to have a southern exposure that you can mount your panels on. It should be large enough to hold more than one eight foot by four foot panel. If you use metric, this is approximately 1.2 meters by 2.4 meters.

Remember that your panels do not have to be on your roof. They can be on an adjacent area, like your garage roof. If utilized properly, that can be at ground level. You can feature them in your landscape, if you desire. Try to choose an area where they can receive at least six hours of sunlight each day.

Can you do the install by yourself? You do not have to be a trained technician. However, a certain amount of mechanical ability is necessary. If you are not mechanically inclined, you may wish to enlist the aid of a family member or friend. Remember to check with neighbors, also. Maybe you can assist your neighbor with a project, in return for his or her help.

Can you pay for all the materials needed? You will need access to several thousand dollars. Since it is an investment, financing is a good option. You might consider a home equity loan. If you are not satisfied with your present mortgage, you may be able to refinance your home. These ways will give you the funds for your project. If you are having a professional installation, it will add a great deal to the cost. However, in some cases, a professional installation will be worth the money.

Benefits

Consider the benefits of your new heat system. One major benefit is independence. You are no longer at the mercy of the utility companies. The cost of natural gas, heating oil, and electricity, will continue to rise. You can be self-sufficient.

Cost is another consideration. After you recoup your initial investment, you will have cheap utility bills. There will be some maintenance and upkeep involved. However, this will be your only costs in the future. Your investment may be regained sooner than you think. You should qualify for a size able tax break.

You will increase the value of your property. It will also be more attractive to potential buyers. Suppose you wish to sell your home? Sometimes, a house can stay on the market for six months or longer. Your home will have a very desirable addition.

You will also be doing your part for the environment. If more people did this, there would be much cleaner and more comfortable conditions. This will set a good example for your family, the neighborhood, and future generations.

Summary

There are many reasons to consider solar heating systems. If you can install them yourself, your investment will be recouped much faster. It will also be easier to afford. Even if you have to get a second mortgage, you will see many benefits. You will not be at the mercy of the utility companies. You will add value to your home. You will do your part for the environment.

Banks accused by some of discrimination against mortgage lending on new build developments

The poor battered house builders are finding a fresh cause for concern as some property professionals are accusing the banks of discriminating against lending on new build developments. With surveyors being advised to value with caution and comparables not always perfectly comparable some new build property developers are suggesting a less than level playing field with second hand homes.

What You Should Know About Property Renovations

With so many people facing economic woes and the real estate market in a severe dip, you may not be able to sell existing property because there are qualified buyers. If you can't sell, but your existing home is not large enough or needs major repairs, property renovations may be a good answer for you.

Another reason for renovation as opposed to moving is that you may really like the neighborhood where you live. It may be close to shopping or have good traffic patterns. There may be parks or playgrounds nearby. It could be close to work and good schools for your children. Here are some things to consider when deciding whether to fix or move.

The style of the home is important. If it is a fairly representative home in the neighborhood, your renovation should not make the finished property a sore thumb amongst the other homes. If your neighborhood is a community of three-bedroom, two-bath ranch style structures on one level, remodeling your home to be a three story brownstone style structure would mean that the house could never be sold at a price that would recover the cost of the renovation. A potential buyer might not be able to qualify for a loan on the property because of appraised value issues.

The neighborhood itself should be considered before doing major remodeling. A neighborhood of starter homes for young families might be a poor location to renovate, if you want to do a lot of entertaining for your teenage children. Renovation that adds outdoor living space such as a pool or tennis court can be a poor choice in a more conservative neighborhood. The cost of the renovation could be impossible to recoup upon sale of the home.

Generally, it is a poor renovation plan to close in an attached garage to add a family room or game room. Most home buyers want a garage. Again, this may be different in some communities and neighborhoods. Some subdivisions will not allow renovations to change the basic character of the neighborhood. Homeowner association rules can prohibit certain types of additions, renovations and demolitions.

Design plans are an important part of a renovation. You should make certain that the finished product is comfortable in arrangement, materials and structural integrity. A seamless transition between new areas and existing areas is important both inside and outside the home. The services of architect may be necessary to accomplish what you want to do without compromising the construction.

Be sure that you get the necessary permits for construction and the required inspections in your home. You need to be able to show that your changes are up to code. Homeowner's insurance claims could be affected without appropriate sign offs. Renovation approval can affect everything from the height of the roof to setbacks from the property lines, power poles or sidewalks, so be sure that your approval and permit process is completed before you begin work.

Property renovations can provide the opportunity to make an almost right home into the perfect showcase for your family activities. If you are torn between moving and remodeling, consider all the neighborhood factors. When an existing home can be one that grows and changes according to the size and activities of your family, you may look on renovation as the ideal answer.

Deciding Whether Or Not Boiler Replacement Is The Right Answer

For those who have a boiler in their home there comes a time when the technology becomes outdated causing it to run inefficiently and increasing operating costs. Technology has changed much in the past 15 years and with ever-increasing fuel costs, one needs to take advantage of every opportunity to ensure a boiler replacement is made before an urgency arises.

Older boilers are now found to emit pollutants which are not only potentially harmful to residents, but can also negatively impact the environment. Due to new governmental focus on improving these issues, many incentive programs now exist including tax rebates and "cash for clunkers" programs. For many it is incentive enough to know they are helping to reduce greenhouse emissions, but for others the financial rewards provide the motivation needed to make a commitment.

Just as with the financial rewards through incentive programs, increasing energy efficiency will also put money in one's pocket regularly. For those who have a boiler that is 15-20 years old, even if working it is probably operating at a maximum of 60% efficiency. This means that one must purchase an additional 200+ gallons of fuel per year which is just wasted.

Boilers are often used to not only heat a home, but also provide hot water. Both work on the same principal in that water is heated with a coil and circulated through a system. In these systems, hot water is then converted into forced air by air handlers and pushed into baseboard units set in walls and/or floors. The newer units are amazingly efficient as well as cost effective.

Many new boilers on the market today offer a wide variety styles, designs, sizes, and price points. One needs to look for reliability and digital technology, which ensures the system is running smoothly and consistently. Many contain computers that control the overall functioning of the unit while controlling fuel consumption. A reasonable expectation would be for 0.75 gallons of fuel per hour would be used to heat a 2000 square foot house.

Just as with any system in the home, boilers also require periodic maintenance. This ensures the run efficiently while ensuring long life. Many require a thorough cleaning every couple of years when needed adjustments are made. It is best this be done by a professional who has knowledge of boiler systems. Knowing that the heating and hot water system will run optimally during times of needs provides peace-of-mind to homeowners who may be uncertain as to when their system will fail.

When a boiler goes on the blink there are many options available that need to be considered. It's always wise to get a second opinion, but beyond that one needs to decide whether the time has come to replace it with a similar unit, upgrade, or change it out for something entirely different. A primary consideration should be current finances and the long term ramifications of a change.

When a system starts getting older, one should think about boiler replacement rather than repair. As technology advances, many benefits are reaped could save not only future headaches, but money as well. Much will be based on circumstances of the individual homeowner including financial situation, how old the system is, and whether or not the system is efficient. Ultimately, replacement will benefit the family as well as the home's value.

Missed the Government's scrappage scheme? Discounts are still out there..

The UK boiler scrappage scheme which was launched in January came to an end last month. It was a hugely successful scheme brought in by the government to help cut down on peoples gas bills and also to help reduce emissions.

The reason the scheme came about is because the UK has the most ambitious CO2 emission reduction targets in the world. Installing an efficient heating system is a very effective way of reducing household energy bills and cutting CO2 emissions. According to stats, domestic heating accounts for 14% of the UK’s CO2 emissions and the scheme has given a much needed boost to England’s plumbers and boiler manufacturers.

Unfortunately all the vouchers have been allocated as the scheme has reached its 125,000 target in record time, but this doesn’t mean you need to miss out. There are still around roughly 4 million homes with G-rated boilers in the UK so many gas companies which saw an increase in their sales are keeping the equivalent deals open.
The reason it has come to an end is that the scheme only had a limited amount of money which was intended to kick start the industry and raise awareness of energy efficiency. This seems to have worked as many gas companies are still offering the discounts.

So if you missed out on the Government Boiler Scrappage Scheme or failed to qualify, then now's the time to grab the equivalent deal regardless of the age or condition of your old boiler.

For a limited time Northern Gas is offering £400 off any new boiler installation regardless of the age of your boiler. Npower are also offering £400 off a new boiler if your existing boiler is over 10 years old. British Gas is offering a saving of £200 off a new boiler if you apply to them before 30th May 2010. Eon which is another big player is also offering discounts.

So if you’re not benefitting from an efficient boiler why not get one installed this summer. Having a new boiler installed in the summer is probably the best time to have it done. You’re not dependant on heating and your bills will be lower, so getting a new boiler installed and ready for the next cold spell is surely just common sense.

If you want to take advantage of the Uk’s Boiler Scrappage Scheme and have a new Combi boiler installed, contact Northern Gas Heating today!

Tips for Making Commercial Construction Projects Easier and Successful

Commercial projects not only demand for advanced planning but they expect flexibility in terms of delivery dates and activity proceeds. Communication plays a crucial role in the projects with big budgets and a lack of proper monitoring & adherence can lead to significant losses

If you want to keep everything on track, it is always better to use well designed and effective construction software. By using software, you will be able to oversee and evaluate the project, thus reduce the costs and expenses involved in it. Along with this, the software will speed up the decision making process and improve the communication between the people involved in it.

Cost Management

Cost management is an important factor in commercial construction projects and you can lower down the costs & expenses involved in the project by employing appropriate management techniques. When the project is underway, you can make a rough estimation before bidding as this will be the start of cost management.

Safety Issues

Safety is an important concern in any construction project and you should have knowledge of all the safety rules & regulations. Many companies appoint a site safety manager who keeps the contractors and employees working on the site aware of the security standards. If there is a case of safety violation, the company will have to pay a fine and compensation along with medical costs.

Cost Estimation Software

Whether you are a small or a large builder, a cost estimating software will help you in easily performing small jobs.

Cost estimating software will save you from wasting time on calculating small estimates and the cost of every single penny spent will still be present in your data. If you want the detailed estimate to be useful, record the data in a logical and structured way. Inputting the data in a particular format will minimize the cost overruns. If you have a cost estimate, you can easily put up the quote without worrying too much about its accuracy.

There are many other benefits of a cost estimating software:

A builder can easily make a cost estimation of the construction project by using logical menus and sections. With a cost estimating software, you will get updated cost estimates that will be of great help. The software provides more accurate modifications that will help you in trimming out the cost in such a way that the client won't get aware of it.

If the construction project is big, there is a need to hire many full-time estimators for proper functioning of the process. But cost estimating software will reduce the workload as well as the investment you would have made on hiring estimators.

A construction project analyst working for Construction Wire, the online resource for construction project reports and bidding, has written this article. For more detail about construction projects here.

Importance Of Gas Boiler Installation

Counting the days up to July of 2008, there were no conditions and guidelines on what type of gas boiler installation is measured for a building. In the deficiency of any such kind of specifications, and people rely on the web of marketers who ensnared the customers by creating deceitful brand descriptions for different gas boiler companies, Ireland nearly turn to be a removal site for all the ineffective kinds of boilers.

On the other hand, set of laws have been revised, and after July 2008, it has been declared that within the range of 86% competence is found to be so important in any type of gas boiler installation in a building. Presently, under such situations, your inclination would be that you must purchase a high quality boiler, and that you need not to be anxious about all these things. However, your preferred gas boiler installed in your building, which you suppose can provide a good deal of efficiency is just about 75% efficient when it is over 2 years old.

So then what will be your next move? Well, the solution is simple. You just need a condensing boiler, or if you already own one, then you just need to switch the condition of your current gas boiler into that of a more advanced gas boiler. Considering the application of gas boiler installation, you have the chance to get boilers with above 90% effectiveness. Not only are these environment-friendly, but they could help you save lots of money and be cost-effective when using your new gas boiler.

Some companies that offer gas boiler installation services recommend the use of Volker boilers produced in United Kingdom, which are a renowned name in this commerce. Using these Volker boilers, your heating system will be on the turn, and offer you rare chance to achieve an allowance of up to 700 provided that you decide to upgrade to a more sophisticated boiler.

The thought following that of a zoned boiling method is that it allows you to put the occurrence of consumption in an average heating system aside. In essence, the whole building or the area is divided into zones in such a way that you can boil over the water for only a specific area where it is needed, the appropriate process of utilizing the energy or else in the added not-desirable heating in an average heating system.

This type of a gas boiler, as opposed to a high efficiency boiler, this is particularly beneficial in cold temperature when there is a need for hot water, but the radiators need not to be heated up.

Choosing suitable gas boilers that contains a great condensing boiler system would be so beneficial in your gas boiler installation. Countless number of gas boilers has been tested for 100% efficiency before they become obtainable in the market. This is a great relief for the millions of consumers of gas boilers all over United Kingdom and Ireland.

So as to be successful in your gas boiler installation, do some research about the importance of installing effective and risk-free gas boiler in your home or building? Upgrade your existing boiler with proper precautions and understanding.

Gas Boiler Installation Advice And Understanding

During times of economic uncertainty it is essential to understand various ways in which you can bring savings to your household. Apart from the obvious such as switching off lights and ensuring there is no draughts from windows and doors you should also consider the way in which you generate hot water. By removing your old inefficient electric model and opting for a gas boiler installation you could potentially bring about a reduction in the cost of your annual utility bills by hundreds of dollars.

Any type of boiler installation can involve a serious amount of work and understanding. You need to understand that if you are going to carry out the task yourself you will need to devote a fair degree of time to ensure the results are successful.

Before you can install any form of gas boiler you must ensure that you are correctly certified to do the work. Usually a state would require permits to be acquired before replacing or installing a new boiler. It does not take long to check with your local council about specific building codes governing the installation of gas appliances.

Once you are sure that you have the correct licenses to carry out the work then the next step would be to prepare the actual location. You will need a number of different connections, for example there should be a gas line, water line, as well as an electrical circuit in close proximity to where the boiler is to be placed. The further away the connections the greater the overall budget will be and the more complicated the task.

It should not need to be stated that a gas boiler should be installed away from any combustible solids or liquids as well as any material that may get damaged from heat or low humidity.

When you take delivery of a new gas boiler you should ensure that all the parts are present. This includes circulator pumps, boiler dressings, zone valves, and other accessories. Once you are sure all the components have been sent then you will need to dress up the boiler. This basically means adding together all the accessories to the boiler.

To install the feed and return water piping will require a through understanding of the instruction manual that comes with the boiler. Make sure this is read and understood in full before commencing with the project. Always ensure that all parts fit together correctly.

The type of gas you are going to use will have a bearing on how the gas lines are hooked up to the boiler. For propane you can connect the device to the regulator and the gas valve by understanding the local plumbing codes. For natural gas units a black threaded pipe is generally used to connect to the existing mains line.

Only once you are sure that the installation has been carried out exactly to the letter should you turn on the gas and water supplies. When first starting the boiler keep a close watch for on any unwanted fumes such as carbon monoxide.

Beautify The Home With Property Renovations

In purchasing a home the first thing the buyer looks at is how it could be changed to suit their individual taste. This is part of the fun of moving into a new location. Being able to visualize how different changes would make the place look is part of the excitement of property renovations.

The first thing to decide is if the entire home is going to be renovated or just one room. If, for example, one decided to go with a Victorian Era throughout the entire home it would be pertinent to research books, both history and decorating, to get a feel of just exactly is desired. This is the only way one can be sure of what would be appropriate for the amount of space available.

Of course one would have to look at the budget and see just how much money is involved. The type of paint, hardware, cupboards and floor covering required must go into the mix. If the outside of the property also needs renovating then it must be decided what needs to be completely replaced and what can just be modified.

Let us start with the outside first, since that is what the public will see. If one wants to change the building's appearance, there are things to think about such as possibly using shutters, changing the door, painting and redoing the entranceway. These will all do a great deal to enhance the property and make it more valuable.

If the foundation is concrete and one wishes to make it look more expensive, it is always possible to go with sheet brick. This is a very good product that can be placed over a concrete foundation and no one can tell it is not brick all the way through. This sheet brick could also be used in other places on the building to make it more attractive.

Many times an entrance way has become faded or cracked. This hits a person entering the home, or viewing it from the street, as an indication as to what the inside looks like. It is important to give a good, overall, outward appearance to the home to show it is modern and up to date. This is not too difficult with the different materials that are on the market today.

Consultation with someone who is experienced in the field will produce picture of various layouts which will fit in nicely and be attractive in appearance. Sometimes these entry ways need to have steps or sidewalks removed in order to put in the new ones. The material replacing these spaces could be brick or one of the many products available for this purpose.

Once the entrance and the home is completed it is time to look at the yard. It may be necessary to replace the sod if the yard is in disrepair. This is not difficult but must be done properly with the old lawn removed, the land renovated and the new sod put in place.

It is important that the sod be installed properly in order to have it not develop lines later between the rows. A break in the rows of newly laid sod is because the sod was stretched too hard when laid. This will cause it to separate and one has ugly brown spaces between the rows. Having an expert do this when renovating property is the best way to go if one wishes to wind up with a home to be proud of.

Save Money Through Energy Efficient Central Heating

Energy efficiency is high on everybody's agenda today. The cost of energy bills are soaring, when this is also combined with the effects of the current economic crisis then the result can often be severe financial problems. If you are searching for ways to reduce your household's expenses then the best place to start would be with the central heating system. It is this that contributes the greatest amount to our annual utility bills.

The first tip may sound obvious but it is worth repeating. Turn your heating down! By lowering the thermostat's temperature by three or four degrees you can potentially save yourself hundreds of dollars a year. If you ensure that your home is adequately insulated then less heat will be lost through the walls and roof. Just because we have a heating system installed in our homes does not mean we should always have it set to the highest temperatures. There is nothing wrong with wearing a sweater indoors; this would not cost you any more cash!

Modern central heating systems and boilers are far more efficient than older models. Your local council may have a scheme in which they offer a grant for the cost of a new boiler and installation if you trade in your old inefficient model. The latest boiler designs can reduce energy consumption by more than fifty per cent.

Even if you are not eligible for financial assistance with the costs, trading in your old model is still an option worth exploring as in the long run there are financial savings to be had. Also, you should understand that by choosing an energy efficient system you will be reducing your carbon footprint. Why contribute to the problems of atmospheric pollution when today there are plenty of alternative green options?

If you have an old fashioned system of radiators in your rooms then these will occasionally need "bleeding". Air can enter the system which reduces the overall ability to transfer heat effectively around the home.

Modern home heating systems can make full use of the latest advances in technology to ensure that costs are kept down. For example they can be used to generate hot water at night when usually the cost of electricity is less. The digital controls allow for an ease of operation, you should have very little difficulty understand how to change the settings so that the heating will automatically switch itself on and off at specific times of the day.

When it comes to the actual energy source we have three main options: electricity, gas or oil. Which is best for your home will depend upon your location as well as the size of the space which is required to be heated.

If you want to have the most ecologically sound property in your neighborhood then how about switching a percentage of your energy requirements to an alternative source. If we continue to use fossil fuels for our energy requirements then in the future the warming of the planet will do away with the need for a heating system!

Some Basic Information About A Good Solar Hot Water System

It may come as a complete surprise to learn that investing in a solar hot water system can prove to be better than investing in the stock market. After all, it means getting to invest in something that does not carry any risks and which also provides a fifteen percent initial return on capital and that too without having to pay any taxes on these returns. Many states in the US even offer tax credits to those who invest in solar hot water systems.

It is equally interesting to note that hot water is something that is required in great quantities all through America. However, costs of the estimated one hundred and fifty million BTUs that are consumed in generating heat to produce eighty gallons of hot water for a typical American family are about three thousand six hundred dollars for the life of the hot water tank.

Given that there are no or very low costs involved in generating solar hot water, it makes sense to take a closer look at what it is and how you can make use of it. In America, typically a family would need about fifteen to thirty gallons of hot water per person per day for their normal home usage. Included in this figure is using water to bathe, wash clothes and do the dishwashing.

Depending on your needs, you will need to choose suitable solar hot water systems, and this in turn will depend on the kind of environment you have to deal with in your city or town. If there is little risk of experiencing freezing conditions, then you will not need more than an inexpensive heating system.

However, a majority of solar based hot water systems do require certain degree of protection against freezing and so you need to look for features such as drainback and also closed loop systems that have antifreeze as well as heat exchangers. These features are even more necessary if you live where the temperature does freeze up in the winter months.

The more number of features that your solar based hot water system has, the higher will be the costs and this may even result in lower efficiency. On the other hand, you do not want to risk having the system freeze up because that would lead to a disastrous situation. So, paying a little extra for protection against freezing conditions, will in the end, prove to be good for you.

You may also want to pick your solar hot water system that incorporates direct pump recirculation in which hot water is circulated through a collector. In any case, you should look for a system that incorporates the KISS factor (keep it simple, stupid). In that case, it makes sense to go with systems using batch water heaters which are very simple systems that were once called breadbox water heaters.

Since then, these systems have been improved upon and are now a much improved lot. Ultimately, when it comes to choosing an appropriate Solar Hot Water system, you have to look at whether or not the system should have freeze protection. For those who live where temperatures rarely, if ever, freeze, and then using batch heater systems is recommended. On the other hand, if you require freeze protection then you will need to look at closed loop systems that have antifreeze and also heat exchangers.

How to build your own extension

Getting in touch with an Architect is your first job. Once the plans have been drawn up, the next step is to get planning permission. This sometimes can take a while, and often adjustments have to be made.

Once you have planning permission, then sign up for a building course, making sure it includes brick-laying, plastering and the full understanding of insulation. Having completed the course, then sign on for a heating and plumbing course. After that sign up for an electrical course. Years later when you have completed all the necessary courses, you will be ready to begin. If you are in full time employment, then expect it to take quite a while to build . (It is not always sunny and dry at the weekends!)

That is the hard way! The simplest thing to do, is contact a reputable Builder. A Builder who has his own Architects, A Builder who liaises regularly with the planning dept. and knows all the pitfalls, and can often speed things up for you. He will have his own team of brick-layers and plasterers. If drains pose a problem, then he will be in a position to rectify it.

His Heating and Plumbing Engineers will be fully qualified (to Corgi standards) as will his Electricians.

He will advise you on the best materials to use, and if you want to be eco-friendly, he will happily comply. He will advise you on insulation, and will ensure that the extension is in keeping with the rest of the house, matching roofing tiles, windows etc.

They will keep to the quote, and there will be no hidden extras, unless you specifically request it. The work would be done in minimum time, with little inconvenience to yourself.

For a first class job, it always pays to call in the experts. People who have had years of experience behind them and know exactly what they are doing. Even if you complete all the necessary courses, you will have no practical experience, and any snags met, will seem enormous, while to an experienced Builder, solving it would just be second nature.

There are many excellent Builders, but it makes sense to contact one within fifty or sixty miles from your home. A good Builder will have a fully comprehensive web site, and will not be afraid to put his telephone number or e-mail address on it.

So, there are two ways to build your own extension - the hard way, or the easy way!

Combi Boilers

Combi boilers are able to offer heating and also hot water directly from a boiler. These combination (combi) boilers are quite ingenious and they are also devices that help to save space, and this is why they are being widely used everywhere. In Britain alone, such boilers make up more than half of all domestic boilers being installed in homes.

Combi boilers are highly efficient in heating water and they also serve as central heating boilers and as the name imply, are a combination that offers twin functions in a single compact device. This ensures that there will be no need to have separate hot water cylinders, which in turn helps to create a space saving unit.

Other benefits that you will get from using such boilers include cost savings and you can also get hot water in your taps or even in your showers at high enough pressure. This means that you get to bath or shower in comfort and without needing to spend money to install a pump.

In addition, these boilers also can be installed quickly and without needing to spend any significant amount of money and this is on account of the fact that there is no need to install a tank on the roof and so there is less need for pipes and installation can be affected in very little time.

In order to find out which combi boilers are best suited for your needs you will need to first of all decide on fuel type which can be gas, LPG (liquid petroleum gas) or oil. And, then you will need to look at the number of bathrooms in your home that require hot water.

Once you have decided on which type of combination boiler you need it is then necessary to install it. Remember, that without proper insulation, these boilers will not be able to provide suitable service. Condensing combination boilers do not even require having hot water storage cylinders or even a feed or expansion tank. Therefore, these combi boilers are easier to install and the installation can be done as a DIY project.

If you want to do the installation on your own then you must start by locating the boiler in a place from where the exhaust gases can easily be expelled out of the boiler and into the air. Also, be sure that the terminal is free and not obstructed by materials that can easily burn and there should also not be any low ceilings near the terminal.

Next, you have to position radiators underneath a couple of windows and the radiator needs to be at least hundred millimetres above the floor and one hundred and fifty millimetres below the windowsills.

Once this is done you will then need pipes of a suitable size and also position the pipes far from the doorways as well as any other obstruction. Install the routes and pipes and make use of the proper seal with which to do the sealing of threads. Lastly, you can add the gas supply and get a professional fitter to start running the gas to your boiler. That’s all there is to installing condensing combi boilers.

Heating Efficiency

By far, the most popular form of heating is gas, and it has been for years, Natural gas is piped into your home, so there is no need to store fuel, or panic if your stocks are low and the weather is bitter cold.

Its popularity is due to the fact that you have immediate hot water, and the heating is completely controllable. In addition, according to some estimates, you can save up to £250 a year on your fuel bill. It is recognised as the most efficient and reliable form of heating.

Since the change in the 2005 Building Regulations, all new and replacement boiler should be of the condenser type. Condenser boilers simply employ a heat exchanger, which makes use of the extra heat generated when exhaust gas turns to liquid. Most convert 90% of the fuel to heat, while conventional boilers struggle to convert 78%. Boilers are responsible for about 60% of the total carbon emissions from our home. Fitting a new efficient condensing boiler with heating controls is essential for cutting emissions of CO2, and will save you money every year.

There are many well known makes of boilers, and most manufacturers recognise the most popular is the combi gas condensing boiler. They are very neat to look at and usually wall-mounted. Whatever make you choose, it will come with a summary to help you understand clearly its functioning.

If you have a back boiler that needs replacing, once again it has to be replaced with a condensing back boiler. It is not a big job to replace it, as the existing pipes can be used. It will have a fully sealed one-piece flue, which allows for easy installation, so there will be no joints within the chimney. It will also have a very attractive fire front, which is usually electric, and will allow easy access to the boiler controls with LED illumination technology. The fire effect mode will only cost £6 per annum.

New boilers are very fairly priced, they are ultra reliable and efficient and the money they save you over the years, will more than pay for itself. We are all getting very environmentally-minded, and by replacing your old boiler, you will be doing the planet a big favour.

Northern Gas offer installation of combi boilers and many other types of boilers including servicing by our Gas Safe Registered engineers .

Vibratory Screens & Sieves

Vibratory screens & sieves are used in many industries for classifying and sorting. They are also needed for other applications to separate moisture from solid particles or to provide uniformity grading. Various designs make these manufacturing and industrial items specific for the industry in which they are used. By reclaiming previously discarded materials such as machine oil, screens help to capture and recycle products that helps to save energy and avoid wasting scarce resources.

The vibratory nature of movement for the materials placed upon or into the sieves and screens means that the substance to be sorted or separated, whether wet or dry, is divided into two. One portion of the materials is retained within the confines of the sieve or screen and the second goes through the holes or divisions in the screen to be either captured or carried away.

Screens that are mainly used for the separation of liquids from solids are often called sieve bend or DSM screens. They are used in industries such as coal mining & quarrying, sugar processing, processing of minerals, cement plants, industrial effluent treatment and Urban waste treatment. In the latter, the screens are used as a pre-filter in order to cut down the load on the clarifier.

Screens and sieves come in many different shapes. They may be flat bed, curved, cylindrical or any variation of the above. They might be inclined in order to improve their effectiveness. The size will vary greatly, according to the needs of the particular industry.

The devices created for some industries can be flat metal plate. They might also be inclined, with up to four components to further separate or clarify the material being processed. Those used in the mining industry are particularly heavy duty, thanks to the weight of the ore being processed. Notice must be taken of the equipment that feeds into the screen or sieve. Various feeder devices help to get the job efficiently.

In some industries, sieves and screens are portable, so that preliminary sorting can be done where it is most needed. Once the need is higher in another location, the equipment is picked up and moved to the new location. This means that minimal connections are used on-site, usually just a power source. In the case where water is present during the operation, a source of water is needed for operation.

Vibrating screens are often made of looped wire. This type of construction is often lighter in weight and may be easier to clean than flat or inclined metal beds. Chrome can be used in industries where resistance to wear is important. Some ceramic screens and sieves are produced to allow for specific industry needs.

Vibratory screens & sieves can be very important in environmental clean up operations. They are also used when recycling efforts are an ongoing part of a company's operations. For example, used machine oil is processed through narrow gauge holes in order to separate the liquid oil from filings and metal chip waste. This metal waste can be resold at a higher price because it is drip free. The cleaned oil or coolant can be reclaimed, thus saving expense to the company doing the recycling.

Cheap houses, rush of mortgage lending

The Council of Mortgage Lending has released its figures for gross mortgage lending for December 09 and they have taken many in the property sector by surprise. The figures showed an incredible 14% rise in mortgage lending for December, which is at best normally a poor month.

Many believe that property buyers, property traders, and buy to let investors have decided to buy in 09 to take advantage of the reduced stamp duty. It is becoming increasingly difficult to find anyone in the mortgage market who believes that 2010 will not out perform 2009. So it will be very interesting to see January’s figures and the future path of interest rates.

RENOVATE - WITH STYLE!

Sadly during these tough times, many people have to give up their homes, making a glut for sale on the market. There are some very good bargains for buyers. Maybe you are in a lucky position and have been able to take advantage of it.

The dream of a lot of people, is to purchase an older type of house with loads of character, and "do it up"

as we all have our own preference for style It is true, older houses do have bags of character, and are usually very solidly built. However, to bring them up to today’s world is a lot of hard work for the inexperienced, and quite often after the first day or two, snags and problems crop up. In addition, if it is being done during leisure hours, it can take years to complete. Meanwhile materials become more expensive.

The safest and most sensible thing to do, is to contact a Builder with all the experience of renovation. It will prove to be safer, quicker and you will be assured the work has been carried out by experts.

If you want to keep original features, then a good builder can work round it. He will be able to turn to any task that needs improving, whether it be plumbing, heating, electricals, extending rooms, dividing rooms, new windows or doors, plastering and even landscaping your garden. No job will be too big or small for him to handle. He will assure you of his qualifications and will furnish you with references.

In addition, if finance is a problem, he will be able to arrange finance on terms to suit yourself. He will keep you informed every step of the way while the renovation work is being done. The work will completed to a very high standard, with little or no delays.

So if you already live in a "character" house, or considering purchasing one, think carefully about the work that needs to be done before attempting it yourself, you could end up spending a lot more money then you had budgeted for.

A good solid house has character and style, and should be renovated with style.
